(Updated 05/09/2025). A street seal-coating project will occur during late May and early June. The seal-coating process, approved by the board of the Foothills Clusters Homeowners Association at its April 2025 meeting, will maintain our street surfaces and help prevent cracks and potholes from spreading.
On this project page we will post the street-sealing plans as well as guidelines for residents. The Association will share additional information prior to the sealing. With cooperation and coordinated efforts, this promises to be a continuing success in maintaining the private roadways we manage.
Key Information and Guidelines
- One side of each roadway will be sealed per day. Work will occur between 7 a.m. and 4 p.m.
- Sealed area can be walked on after two hours, post-treatment.
- No vehicle traffic over seal-coated roads until the morning after the seal-coat is applied.
- No parking on the street during the two days that the seal-coat is being applied to each side of the street. Prior to 7 a.m on the days of seal-coating, all vehicles should be moved.
- If you need your vehicles during this time, consider arranging with a neighbor to park in a driveway across the street (on the un-sealed side). Or park on a nearby street that is not being sealed on the day your street is scheduled.
- For the two days when each street is being seal-coated, the two-way traffic will be one way — with cars driving only on the un-sealed half of the roadway. At times, when two drivers approach one another, one vehicle may need to pull off into a nearby driveway. Please, do not drive on and damage the desert.
Instructions from Old Pueblo Sealcoating, adapted for Foothills Clusters:
We will soon be performing sealcoating on the community roadways to maintain and protect the pavement. The work will be completed one half of the roadway at a time. While one side is being seal coated, the other side will remain open for vehicle traffic. Please do not drive on the section that is being seal coated until it has fully cured. Pedestrian access on the sealed portion will be allowed approximately 1–2 hours after application, and vehicles may resume driving on it the following morning.
If you live on the side of the road that is being seal coated, please be aware that once the sealer has been applied you will not have vehicular access to your residence until the following morning. Plan accordingly by parking your vehicle [in a pre-arranged driveway on] the opposite side of the street or in an alternate location before work begins.
Two-way traffic will be maintained using the open half of the roadway. [Do not park on the opposite/open side of the street, as our streets are generally too narrow.] Avoid blocking driveways, intersections, or narrowing the road.
For your safety and to ensure a smooth process, please follow all posted signs, cones, and barricades. Be sure to check the provided schedule maps to see when your specific roadway will be seal coated. Your cooperation and understanding are greatly appreciated as we complete this important maintenance project.
